Saskatoon Real Estate Market Update - December 2025

Saskatoon’s real estate market closed out December with strong results, reinforcing what has been a very active year across the city. While activity naturally slows toward the end of the year, demand remained resilient and inventory continued to sit well below long-term norms.

December Sales Activity

In December 2025, 270 residential properties sold in Saskatoon, marking a six percent increase compared to December 2024. Sales for the month were also nearly 24 percent above the 10-year average, highlighting continued buyer demand despite seasonal conditions.

By year-end, Saskatoon recorded a total of 5,113 residential sales in 2025, making it the second-highest annual sales total on record for the city.

Home Prices Hold Firm

The residential benchmark price in Saskatoon finished December at $417,700. While this represented a modest month-to-month decline from November, prices remained more than six percent higher than December of last year.

This year-over-year price growth reflects sustained market pressure from limited supply and consistent demand throughout 2025.

Inventory Remains Exceptionally Tight

Inventory conditions continued to be one of the most defining features of the Saskatoon market:

  • There were 569 active residential listings on the market at the end of December

  • Of those listings, 130 were conditionally sold and expected to leave the market

  • This resulted in approximately 439 available properties heading into January

Overall inventory levels remained nearly 50 percent below the 10-year average, keeping supply conditions tight and competition elevated in many segments of the market.

Months of Supply

Saskatoon ended December with just over two months of supply, well below what is typically considered a balanced market. This ongoing shortage of available homes has continued to support price stability and strong seller positioning across much of the city.

2025 Market Snapshot

As a whole, 2025 was characterized by:

  • Sales volumes consistently outperforming long-term averages

  • Persistently low inventory levels throughout the year

  • Continued upward pressure on prices despite short-term monthly fluctuations

These conditions have positioned Saskatoon as one of the tightest housing markets in the province as the city moves into 2026.

Looking Ahead

While winter months traditionally see reduced activity, the fundamentals of Saskatoon’s housing market remain strong. Limited inventory and steady demand suggest competitive conditions may continue into the new year, particularly as buyer activity picks up heading toward spring.
